Most people skip this part statistically, sellers only talk to one agent (NAR). This is your chance to learn, compare, and get a feel for who you trust. It’s completely normal to meet with a real estate agent multiple times before you sign an agreement to have them list your property. Ask all the questions, take your time, and don’t be afraid to pivot. I’m genuinely happy to be one of the options you consider.
REVIEW DISCLOSURES
Assuming the odds were in my favor, we’ll review disclosures line by line, the listing agreement, a mock settlement statement, and outline your goals. This is the foundation so everything that follows feels straightforward. I’ll guide you through what’s required, what’s optional, and what to expect. We’ll set a clear and seamless process from day one. You should feel prepared and excited at this step before you're actively listed.
PREPARE THE PROPERTY
This is the prep phase where we make the home feel effortless to walk through. We’ll pre-pack what you don’t need day-to-day, declutter, and do a true deep clean (windows included). The goal is simple: potential buyers should focus soley on the home, condition of the property, it's fixtures, and not your personal property (if any, selling it requires another explaination). Optional, get a pre-listing inspection for confidence, discovery, or repair, and disclosure.
STAGING APPOINTMENTS
If staging makes sense we’ll treat it like what it really is: a marketing decision. The goal isn’t to “decorate a house,” it’s to help buyers understand the space, feel the lifestyle, and emotionally connect the moment they walk in and or see it online. Sometimes editing what you already have: removing personal items, repositioning furniture, tightening the look, cleaning up the land, and styling it so it photographs cleanly and shows better. We’ll choose the best option(s) for your property and the type of buyer we’re trying to attract. Every property is unique this way!
MARKETING PLAN
We’ll build a pricing strategy while discussing the backend of how the real estate market functions, then schedule professional photography (including twilight/sunset shots when it adds value). If needed, we’ll plan periodic photo refreshes so the listing stays visually current every 30 days. Next, we’ll identify what makes your property stand out and turn that into a consistent theme across the listing description, online marketing, including high-quality brochures buyers can take home. SHOWINGS AND OFFERS
We’ll set a showing plan (and open house dates, if any), and once we’re live, I’ll manage the flow and communicate the way you prefer either sweet and short or long and detailed. You’ll get feedback in your preferred format, and if we need to adjust anything, I’ll recommend it clearly and early but you'll hold the controls. When offers come in, we evaluate more than price: terms, financing strength, timelines, and risk. Offers don’t always align on the first try, and sometimes it takes multiple offers or counteroffers before the right one lands and matches your goals.
